For the past 10 years we have managed a small apartment building, and have always installed this water heater. Within the past 3 years, the longevity of the Reliance low-boy has deteriorated to about 12-18 months. We replace the element, it works anywhere from 1 week to 1 month. We then replace the thermostat. It again works for a short period of time. We then end up having to completely replace the unit. These unnecessary water heater maintenance expenses have killed any profitability in the property. We are definitely changing manufacturers.

We purchased a new vacation home with a new water heater. We had problems from the "get go." We never had hot water, and would always have to push the reset button, and every time we visited our vacation home, there would be no hot water. We were told to replace the thermostats, which we did, one at a time, but we would never permanently have hot water. Then we were told to replace the bottom element, which we did, and we finally had hot water. Then, after several weeks, we went to the home, only to find no hot water again. We're done trying to get it to work and will be buying a new water heater...and it won't be a Reliance.

After a few weeks of living with this appliance, I felt I should write a follow-up review. On the plus side, it hasn't leaked any more at the connections, and it hasn't given me any real "trouble". I also neglected to mention in my first review that this heater is made in the USA, which is always a plus in my book. However, I purchased this 30-gallon heater to replace an old, leaking 40-gallon heater made by the same manufacturer, and sadly, I've noticed a distinct drop in performance. With my old heater, I never noticed any reduction in water temperature even after 15 or 20 minutes in the shower. With the new heater, the water temperature starts dropping after five minutes in the shower and continues to decline steadily after that. By the fifteen minute mark, I've almost run completely out of hot water. I tried increasing the setting on both thermostats from 120 to 125 degrees. The water is initially hotter, but still begins to cool after five minutes of use.
I live alone, and figured that switching from a 40-gallon unit to a 30-gallon would be a good way to go "green" and save money on my electric bill. I was wrong. After owning both sizes, I can't recommend anything smaller than a 40-gallon electric water heater for residential use, even for one person.
