When Ames Blue Max is solely used as a one layer application placed in the sun, it will be beaten by the rays and flake with repeatable results within a short time frame (making this a worthless waste of time, effort, and money) [my older brother put it on exactly like this without my knowledge, thinking it was a quick fix for a leaky roof]. However, Ames Blue Max Liquid Rubber should be treated with respect as it is a "membrane" and needs a separate top coating to protect it from the sun's damaging effect. I scrubbed the roof with proper soap, rinsed, let dry for a day, added 2 coats of prime, 2 coats of Blue Max, patched with Henry's White Roofing Sealant in tandem with Yellow Fiberglass Fabric, and finished off with 2 coats of White Top Coat (or Snow White). I trust the Ames brand. I am a repeat customer (finishing the roof by sections and gauging it's performance when weathered). If you want it done right, you have to use the right materials, and you can't cut corners. I'm a computer geek and a perfectionist. I don't know much about construction, but I do know that the product(s) work. It took me awhile, but I am totally satisfied with the work I did. If you are doing it yourself, I would suggest using Bloxygen to help save money (search YouTube and Google to buy it online), if you're doing the project over time, and invest in a pack of cheap 100 disposable plastic gloves, because Blue Max is messy and sticky. You can do it without gloves ~ orange goop hand cleaner from Costco works great for quick clean up without water. I also used 17ft long Quick Dam's to clean sections of the roof without disturbing drying times in areas patched. Blue Max itself takes only a few hours to dry depending on weather and thickness applied. If you have money to burn, you can use a roller to apply. I didn't have that luxury so I used a paint brush to apply. It says on the Ames website that it can be applied with either a paint brush or a roller. And that if using a paint brush, the product can be stretched out to cover more area, then if rolled on. You can get a 3 pack of cheap paint brushes at the dollar store :)

I used this product to cover a large deck, 16 x 32 feet. It is a 2nd floor deck and I wanted a roof for the room it creates below it. Deck was prepped and a roller was used to apply the item. The liquid rubber has the consistency of pudding. It went on thin and requires additional coatings. The dry time took at least 24 hours, you cannot rush this product. The problem I had was walking on it after it was placed down and dry. Even after being dry it was tacky, in some places it stuck enough to my shoes to start coming up. I had to apply a light coat of deck paint and let it dry as well to walk on the rubber coating. If you are going to work with this material on a deck, be careful.

Comments about Ames® Blue Max Liquid Rubber Basement Paint (BMX5RG):

I used this product AS DIRECTED IN THE INSTRUCTIONS, and it came out exactly as I expected. I have used it before in my last house, and it worked well, so I used it again. I am finishing my basement. In a couple spots, I had a very slight trickle of water coming in between the seams of my foundation where the wall meats the floor when it raining really hard.

I painted on a very thick layer directly in the seam, then rolled it on thick with a 3" roller on both the wall and the floor. I did not use Ames tape as directed. As I did before, I used a fiberglass roofing mesh made by Henry's. I stuck the mesh right in the seam, and painted another layer of Blue Max on it. After that was dry, I painted it on thick again. I repeated that one more time, and then painted over the 3 later seam on both wall and floor with one layer applied with a 9" roller. I then painted over the Blue Max on the walls with DRYLOCK. 2 days ago we had a torrential downpour and my basement is bone dry. This is the second house in a row I have owned where this has worked perfectly to keep my basement dry. The 5 gallon is pricy, but it beats 1000's in water damage finding out the hard way that you haven't done enough to prevent your basement taking on water before you finish it.

The key is, don't use the product as it is intended. To address other reviews I have read:

1 - It says right on the container not to apply it too thin, and how much is recommended to apply.

2 - It also says right on the container that if you have it in direct sunlight all the time, it can dry out and flake. The same will happen with any rubber.

I have used this stuff before, and I would use it again.

Comments about Ames® Blue Max Liquid Rubber Basement Paint (BMX5RG):

I rolled on the first coating and sprayed on the second coating using a rented Graco 5900 w/ a 0531 tip. Rolling it on my 1700 sqft of poured concrete wall really sucked. Maybe it was just because it was the first coat, but it took four guys five hours to finish. Spraying it was SUPER easy. There was only two of us and we sprayed it on in about an hour and a half (not including cleanup of course). I was concerned about spraying it and no review I could find seemed to indicate how well it would go. It also cleaned up easily enough so that I got my deposit for the sprayer back from the paint shop. Just don't plan on ever getting the blue out of the clothes you have on :)

I'm not done with the house yet so I can't speak to the longevity of it or anything, but all other reviews I've seen indicate that it'll work out just fine.

Also, Ames is a great company and if you ever have questions, just call them. I called about seven times with various questions and they were always nice and knowledgable. There's also no answering system. There's a real, American person that answers the phone.

Applied to basement walls to water proof them, used the tape, directions were easy to follow. Very low odor/vapors. Hopefully this works as well as I have read. The room does feel drier already, we had a big moisture problem, running the dehumidifer 24/7. Haven't used it since apply Blue Max.

Comments about Ames® Blue Max Liquid Rubber Basement Paint (BMX5RG):

We used this product on our foundation of an ICF house, went on easy and has good coverage. Make sure you wear old clothes because it doesnt come off from them. I would definately recomend this product. It turns into a rubber coating and is much more resonable than paying a professional to spray coat.

I am building my own house. I bought this to seal the outside of the basement and foundation prior to backfilling. It has been great. I then have used it for so much more. I built a custom shower with mortar floor/tile and used to to seal the mortar. I am using it to seal the underlayment for tile in rooms etc.I have used it on foundation cracks. It is paintable, expands like crazy and really seems to do all it is supposed to do.I have bought 4- 5gal containers.

I had a crawlspace that water would pour into through the block during lengthy periods of rain. I recently applied 2 coats of blue max and a new foundation drain line. During rain the drain line still flows water like crazy but the blue max hasn't allowed a single drop into the crawlspace. Outstanding product! Is everything the company claims.

Blue max went on extremely easily with a standard masonry coating brush.

But before I started to spend the time and money to finish it, I wanted to be sure that all my hard work and cash was not going to be wasted. I couln't think of a worse situatuon than fixing up the basement the way I wanted and then to have it all ruined by water leaks. Blue max was just what I was looking for.

Went on easier than expected. Three coats in basement. Top coat of white paint went over the blue nicely. Doesn't feel tacky with top coat over it. Waiting for the rain test. Used throw away painting supplies so clean up was easy. 4 stars only because waiting to see how it seals out rain water.

Comments about Ames® Blue Max Liquid Rubber Basement Paint (BMX5RG):

VERY thick; like a slightly runny jelly. Apply w/ the correct roller. Too small a nap and it is hard to apply. Very easy w/ very thick nap (I think I used 3/4"). Coverage is as advertised. Easy to apply!

Appears to seal very well. Easily covered gaps under 1/8" inch. Would probably cover 1/4" gaps. Elasticity appears to be as advertised. So far, no moisture through my block wall (although I rarely had any unless large snow melt against foundation-- so hard to be 100% sure it will work---- but it appears it will!)

Only con is it is slightly tacky weeks after application (this is as advertised). Not a problem for me; actually makes applying the XPS foam insulation easier...

Would buy again- it works (so far- applied 1 month ago) as advertised!

We own a 100 year old home, the unfinished basement had water problems and the stone walls were to say the list crumbling, after a few coats of blue max, we had 2 rain storms and NO WATER, we brushed the walls because we could not find an airless sprayer, but it was WORTh every penny and all the labor.. highly recomend, must follow directions, and will use again if we need to water proof any other area in the home..

I had a badly leaking block basement last year. After A LOT of research, I decided to use the Blue Max. I got 25 gallons of regular and 1 gallon of trowel grade to patch up the huge cracks where the mortar had failed and water was pouring in during heavy rain. Took me a day to patch up all the cracks and spray 2 coats on the entire inner basement walls. Since then, I haven't had a bit of water in the basement whatsoever!! This is truly an excellent product and I HIGHLY recommend it. Oh...don't forget the seam tape if you have cracks larger than 1/8". I can't say enough good things about Blue Max!!

I used this product to coat the inside of a 1200 gallon rain cistern that is used to water my vegetable garden. It was important that the product contained no toxic substances and sealed small cracks. Two years later and after the earthquake that hit N. VA no leaks.

As a mechanical engineer, I am always in search of the best quality products for my requirements. I just coated the exterior of a block foundation and used 4 coats of the blue Max. Compared to asphalt damp proofing, this product is in a different league. It is exponentionally better in all categories. I cannot recommend this product enough. I plan to use it on anything that will be in contact with dirt. Fence posts, mailbox post... Etc..

I used it on my brick basement walls after a power wash and dry. I used 4 coats so I don't need to redo this anytime soon. It took one gallon per 100sf using an extra thick paint roll. Allowed one day to dry between coats. When it all dryed, it looks very robust: thick and homogenous layer, I can't image any water gettingthrough, but that remains to be seen. As of now, I am very satisfied with this product and it is definately worth the money.

I coated my basement walls with this product. I haven't had a big rain storm to test it yet but I'll bet it works. Even after a week since I applied it, the surface is rubbery. When applying it, don't worry about putting on too much and having runs, this stuff really clings. There's no smell and the cleanup is easy.

after the recent flood in basement we tried this product to seal the walls. (check the AMES website for videos and instructions). works as advertised! 3 to 5 coats is a must but well worth the cost. after years of using drylock and other products, this one actually works. Make sure surface is completely dry before using.

Comments about Ames® Blue Max Liquid Rubber Basement Paint (BMX5RG):

This product works! We own a hundred year old house and all the basement problems that go with it. This was the only paint that sealed the crumbling walls and made it water proof. Follow the website directions carefully, walls must be clean, dry and all holes filled. And the paint sprayer is the only way to go. Would use again for any water proofing project.
